Representation

Single Agency - We represent you exclusively!
We will only represent a buyer for your home with the informed consent of both you and the the buyer. In the few times that we have represented both seller and buyer, our seller received the highest price of all the offers.

Dual Agency - The real estate company represents both seller and buyer

Dual Agency occurs when the listing agent, or another agent in the same company or office represents the buyer. California law states that the agent is actually the company broker of record rather than the individual real estate agent who works under that broker.

Thus, if you list your home with an agent in one company's office, and the buyer is represented by a completely different person who works out a branch office of that company, that Company is acting as a dual agent. It's the company which creates agency, not the person.

Some real estate agents may tell you that they never represent both buyer and seller in the same transaction, implying that they act as a single agent for the seller. What they actually do is refer the buyer to another agent within their company... dual agency!

We’ve researched 5,378 sales between 1999 and 2001 in the Berkeley, Albany, Kensington, El Cerrito, Piedmont, Montclair, Rockridge region over 3 years, and found that when a company practices dual agency, the seller received a median of 1.1% lower prices than when both the buyer was represented by an agent from a different real estate company!

We represent seller and buyer at the same time only about 11% of the time. Whenever we did so, the seller accepted our offer soley because it was much higher than all the others.
